Vineyard Community Land Use Plan

Foothill Associates’ Landscape Architects developed concept plans for a new 446-acre residential community located within an existing vineyard in Nevada County. They prepared illustrative site plans and vignettes of focal points and typical treatments showing: preliminary landscape planting concepts; project amenities and theming; preservation areas; open space; road and trail alignments; lot configurations; and building envelopes. The goal of the project was to balance residential and vineyard land uses ensuring continued grape production and giving homeowners the sensation of living in an Old World vineyard. Opportunities and constraints considered in the site design process included: steep slopes, vineyard conditions and productivity, existing vegetation, riparian corridors and wetland areas, and viewsheds. Design standards and general plan requirements for the local area were also used as a guide for developing the various site concepts. Additional services included production of the presentation boards and calculations of vineyard areas to be saved, lot sizes, a detailed slope analysis, and other land planning constraints analyses.
